Reclad and New Deck – Orakei
The owners of this Orakei based property approached us with the brief to reclad this property for resale.
Plans were drawn up by our designer and works commenced as soon as consent was granted. Built in the early 1990’s, this reclad was long overdue and substantial timber decay was found to be present upon removal of the cladding. The solid plaster cladding had failed, along with several junctions and many of the windows. The bottom plates were also rotten, a result of inadequate ground clearance.
Although the damage was extensive, our team has considerable experience in timber remediation so this was not out of the ordinary for them. They quickly and efficiently worked to remove the decayed timber and reinstate treated timber in preparation for the cavity and cladding.
The property was clad in timber weatherboards and looks really smart. In addition to the reclad, we also rebuilt the external decks which really finished the home off by creating a seamless indoor our door flow.
Our knowledge of the reclad process and council’s expectations enabled us to obtain the new CCC (code of compliance certificate) quickly so the property could go on the market.
The high end finish of this property enabled our clients to sell quickly and for a premium price, which they were very pleased with. The reclad was defiantly a sound investment on their part and they were pleased they undertook the process instead of selling “as is”.
